Blender: Cutting irregular mesh into equal cells

I have a giant irregular mesh that I want to cut into smaller, equal sized cells and have a way of replicating the process with a copy of the same mesh.



The goal is to be able to cut multiple copies of the same mesh into cells so I can LOD them and still be able to apply the texture I have to go along with it. (The mesh was created from footage from a drone flying over an island.)



Loop cutting doesn't work, since it can't latch onto the irregular shape of the island. Neither can I reliably bisect it (unless you can bisect using coordinates). I have also tried to figure out if I could make a grid-like mesh or plane structure to use Knife Project, but it doesn't seem to reliably fill the cuts it makes with faces and edges.



Is there any tool that can be used here or can I somehow manipulate some tool to do as I wish?
