vsto outlook appointment Subject not showing

i am using VB.net to create a VSTO outlook-Addin. I need to get the current appointment subject when a user clicks the VSTO adding button on the ribbon
i am able to get all information about the appointment like start time end time, recurrence patterns etc. but not the subject. a snippet of the code below



Private Sub Button1_Click_1(sender As Object, e As RibbonControlEventArgs) Handles BTNVMR.Click
Dim objMsg As Outlook.AppointmentItem = Globals.ThisAddIn.Application.ActiveInspector().CurrentItem

msgbox(ObjMsg.Subject)
msgbox(objMsg.Location)
msgbox(objMsg.Start)
msgbox(objmsg.End)


the value of Subject is always empty. everything else is working as expected. not sure what i am missing



also note that the above is just a cut down version of the entire code. The original code take the current meeting information and create other meetings.
